Residential Conveyancing

We act for buyers, sellers and lenders on the full range of residential conveyancing transactions — from first-time purchases and new-build acquisitions through to remortgages and transfers of equity.

On purchases we conduct full title investigation, raise enquiries, review searches and the mortgage offer, and report to you in plain English before exchange.

On sales we prepare the contract pack, deal with enquiries, manage redemption of any existing mortgage and account to you for the net proceeds.

We are familiar with leasehold complexities (ground rent, service charges and lease extensions), Help to Buy and Shared Ownership transactions, and the additional checks required by SDLT and AML rules.

Frequently asked questions

How long does conveyancing take?
A typical freehold transaction completes in 8–12 weeks from instruction. Leasehold and chain transactions can take longer depending on management company response times and search backlogs.
Do you offer fixed-fee quotes?
Yes — we provide a fixed-fee quote at the outset covering our professional fee, disbursements, search fees and SDLT.
Can you act for my mortgage lender?
Yes. We are on the panel of all major UK lenders and routinely act for both the buyer and the lender on the same transaction in line with the CQS protocol.
