Property & Conveyancing

Whether you are buying your first home, expanding a property portfolio or negotiating a commercial lease, our property team will guide you through every stage with clarity and discretion. We pride ourselves on responsive communication and transparent pricing.

Property transactions move quickly and the legal work can feel opaque. We act as a single point of contact, chasing searches, replies to enquiries and mortgage offers proactively rather than waiting to be chased — keeping every party in the chain informed and on track to exchange and complete on time.

On residential matters we handle freehold and leasehold sales and purchases, transfers of equity, re-mortgages, buy-to-let acquisitions and Help to Buy / shared ownership transactions. On commercial matters we advise on freehold acquisitions, new leases, lease renewals, assignments and licences to alter.

We are conversant with Land Registry practice, SDLT (and the additional 3% surcharge), CIL liabilities, leasehold reform and the practical issues that arise on Manchester city-centre apartments, suburban housing and commercial premises across the North West.

Frequently asked questions

How long does a typical conveyancing transaction take?
A standard freehold purchase usually takes 8–12 weeks from instruction to completion, though leasehold and chain-dependent transactions can take longer. We keep you informed at every stage.
Will I receive a fixed fee quote?
Yes. We provide a clear, itemised quote covering our fees, disbursements and any third-party costs before you instruct us, so there are no unwelcome surprises.
Do you act on commercial leases?
Yes — we advise both landlords and tenants on new leases, renewals, assignments and lease variations across retail, office and industrial properties.
